What is the minimum credit score I need to apply for a manufactured home loan?

We offer manufactured home loans for land and home purchases, requiring a credit score of 620 and a 600 for only the home.

Where can I find a manufactured home?

You can find these homes new right from a dealership or used, but not moved, by an individual.

What is the age restriction for a manufactured home loan?

We offer loans for land and manufactured homes up to 20 years old, while we offer chattel loans on homes that date back to 1976.

Can I get a loan for a home in a 55+ park?

Yes, we can provide you with a loan for a home in a 55+ park.

Do you participate with FHA?

We participate with the Federal Housing Administration mortgage loan for land and home loans but do not offer this for chattel loans.

What types of manufactured homes do you refinance?

We offer refinancing options for some manufactured homes, including double and single wides.

Do I need an appraisal before I start the loan process?

Unlike other mortgage lenders, you do not need an appraisal before starting the loan process at CIS Moving Home.

How long can the loan term be?

At CIS Moving Home, we can often provide our borrowers a 30 year fixed loan for their land and manufactured home needs, while chattel loans are up to 25 years.

What is the minimum down payment requirement?

Here are the down payments we require:

  • Chattel Loans: 5%

Are there closing costs?

Yes, there are closing costs for land and home loans, which differ from case to case. However, we do not have closing costs for chattel loans.

Is it better to refinance just the home or both land and home for manufactured home refinances?

How long is the process to get a manufactured home loan?

Land and home loans may take up to a few months before being complete, while chattel loans can be as quick as 30 days in some situations.

If I fill out my application, when will I hear back from someone?

If you fill out and submit your application before 12 pm CT, you’ll hear back from us on the same day. If not, you’ll hear back the following day.

Is there a minimum home value that you provide loans on?

We require a $50,000 minimum home value for land and home loans and a $10,000 minimum for chattel loans.
